What is the best ERP for a facility management company?
There is no single best ERP for facility management. It depends on how you price and bill contracts (fixed, schedule of rates, call-out), how much planned preventive maintenance you run, the size and mobility of your field workforce, whether you manage client assets, how you track labor and subcontractor cost per site, and whether you already use a CAFM tool. Zoho, Odoo, ERPNext and Business Central each fit different FM operating models.

FM providers make money on contracts, not on single jobs, so the ERP must show margin by contract and site. The core flow is: tender and pricing, contract mobilization, asset and site setup, PPM schedules, reactive requests and work orders, technician dispatch, parts and subcontractor cost, SLA tracking, and contract billing.

None of the four is a full CAFM product out of the box. Large FM providers with complex hard-services portfolios often run a specialist CAFM tool alongside the ERP. The right split depends on your asset volumes, client reporting requirements and existing systems.

No. A CAFM system focuses on assets, spaces, PPM and work orders. An ERP covers finance, procurement, inventory, HR and billing across the business. Some FM providers use an ERP with field service and maintenance features instead of CAFM, while others run both and integrate them. The right approach depends on your asset complexity and client reporting needs.
Odoo can cover much of the FM cycle with Helpdesk, Field Service, Maintenance, Planning, Timesheets and Subscriptions, most of which require the Enterprise edition. Client asset registers, SLA rules and schedule of rates billing often need configuration or customization. It is worth testing with your real contracts before deciding.
Contract and site profitability, SLA compliance, PPM completion, technician utilization, first-time fix and aged work orders usually matter most. Make sure each shortlisted ERP can produce these from its own data, or plan the BI layer during selection rather than after go-live.
Technicians need to receive jobs, record time, parts, photos and signatures, and close work orders from site. Odoo and Zoho include mobile options, while Business Central and ERPNext often rely on extensions or custom apps. Test the mobile experience with real technicians before committing.
